Questions about Mortgage Calculator

Why is my quoted payment higher than the principal-and-interest figure?
Because lenders escrow property tax and insurance into the monthly payment. Those often add 20-30% on top of principal and interest, which is why a calculator that omits them badly understates the real cost.
What is mortgage insurance and when does it stop?
It protects the lender when the deposit is below 20% of the value. In the US, PMI can usually be cancelled once the loan balance reaches 80% of the original value, and drops automatically at 78%. Rules differ by country and product.
Does it handle overpayments?
Yes, and the effect is large. On a 25-year loan, a modest monthly overpayment from the start typically cuts several years and a substantial share of the interest, because it attacks the balance while the interest share of each payment is highest.
Does it work for UK, Canadian or Australian mortgages?
The arithmetic is the same everywhere — principal, rate, term and any escrowed costs. What differs is the compounding convention: Canadian fixed-rate mortgages compound semi-annually rather than monthly, so a payment from here reads slightly high for Canada. UK and Australian monthly-compounding loans match.
Is anything I type sent anywhere?
No. The price, deposit and rate stay in the browser tab — there is no upload, no account and nothing written to local storage. Close the tab and the figures are gone, which is the point when the numbers describe your finances.
